DALLAS, TX – 125,000 sq. ft. five story building features a two-story lobby with executive mezzanine that looks over the 4th floor lobby.
Custom designed kiosks in the main lobby were used to house collateral material when the annuitants were invited for special sales and marketing events. During day-to-day operation the kiosks were used to display the various products offered by the Annuity Board.
Private offices, with the exception of the president’s suite, were enclosed by modular, demountable walls that utilized components that were compatible with the systems furniture used for the open space work stations creating a reuse efficiency of office components and the ability to reconfigure spaces without demolishing walls, windows and door frames.
Employee lounge area is below street level with a borrowed light window, including landscaping, is adjacent to the conference center and catering kitchen. A custom designed shallow dome with cove lighting over the seating area assists in emphasizing openness to the space.
Ambition: Consolidate several dispersed corporate entities into one cohesive well functioning corporate headquarters that is an icon for the area and an impressive example of the services the Board provides to its constituents without being ostentatious.
Accomplishment: All of the functions of the Board were combined into a new headquarters facility providing them a well functioning aesthetic headquarters that they are proud of and increased their efficiency of operation through the ability to interface easily within each department and between departments. This was accomplished by starting with a thorough space needs programming effort that translated their functional requirements, departmental interaction and growth for the next 10 years. With detailed programming information, the design was implemented from the inside out to create an aesthetic solution for the new facility.
